What is an unofficial acceptance?

I read many times on this forum that some people first get accepted unofficially. How and what does that mean?

Some schools might email the unofficial decisions early indicating you are admitted, and an official offer will follow soon (I know UC Davis Applied Math program does this) .

Also, your professor of interest might communicate the result to you early.
